I’m looking to buy a home in Long Island and want to target an area that will appreciate. I understand that the entire market is down, but regardless, what towns are currently up and coming? Where is my best bet to get property cheap.

Most of LI is very nice. Anything on the North or South shore is a good bet…but very expensive.

Towns to avoid: Roosevelt, Hempstead, Wyndanch, Bayshore, North Freeport, Lakeview & Elmont.

I don’t really know Westchester, though from what I gather it’s fairly upscale and pricy. NJ, which is where I live, is a mixed bag: there are poor, middle class, and wealthy areas, depending on where in Northern NJ we’re talking about. As for Long Island, that’s a pretty expensive area, especially the Hamptons. I guess I’d recommend NJ, though- specifically, Bergen County. It’s convenient to NYC, and with the exception of some very expensive towns (including but not limited to Upper Saddle River and Park Ridge), relatively affordable. I hope that helps.

the home because there were four illegal immigrants giving that address, with warrants out for their arrest. Everything went peacefully, no one was hurt,et cetera. The local newspaper printed the article with the slant that this should not have been done because the children living in the home are now without their fathers.
I have two questions, because I don’t view it with the same slant the journalist wrote it.
My opinion is not that the cops did not put the kids in jeopardy but that the illegal aliens put their own kids in jeopardy, much like when a drug dealer’s home is raided, the drug dealer is arrested and the kids get sent to social services. While I have sympathy, obviously, for the children, I do blame the drug dealing parents for this, not the cops. In the same respect, I blame the illegal aliens for this situation, not the cops. Why does the local paper seem to blame the ICE agents? Is this an example of, in your opinion, a bias in the way the news is reported?

Global warming, what does it mean? Global warming is often referred to as "the greenhouse effect". Both imply the absorption of energy radiated from earth’s surface by carbon dioxide and other gasses in the atmosphere. Global warming threatens the whole world. Though it has had little noticeable impact on the world so far, its potential impact could be disastrous which is why global warming has become an issue ever present in the media and for governments. There are many causes such as greenhouse effect through the burning of fossil fuels, the rise in sea level, and pollution. You have heard that for every cause, there is an effect; well, the effects for us are. There are many causes of the greenhouse effect. The most common greenhouse gas is Carbon dioxide. The Bahamas depend solely they are released by the burning of fossil fuels; which is a major leading cause of concern for the Bahamas. These emissions can be seen when you start your car on a cold early morning and the muffler smokes. Also, the more cars sit for a long period of time on the road the more CO2 is admitted into the air. It can be seen in the form of smoke in the heavily populated cities like New Providence and Grand Bahama. Many things contribute to global warming. Such things are industries, transportation, electricity used, waste produced, and agriculture. The greenhouse is very vital to our being. Without the greenhouse effect, the earth would not be warm enough for the human race to live. But if the greenhouse effect becomes stronger, it could make the earth warmer than usual. Even a little extra warming may cause problems for humans, plants, and animals to carry on everyday life.
Another cause for global warming is the rise in see level; most of our islands is in 5ft of mean sea level. The Bahamas being a low-line area; it is likely that the fresh water ponds will be severally affect in some islands of the Bahamas. There are many well fields in some of the islands of the Bahamas, which will become contaminated due to the rise in sea level; this spells disaster for those islands whose water is pumped from well fields meanly Andros and Grand Bahama. Paragraph 6 of Climate Change in the Caribbean by Larry smith states that, “Indications are that some fresh water marshes in the Bahamas have already become brackish, which may be attributed to rising sea levels. And it is known that well fields on Andros and Grand Bahama have been badly affected by storm surge in the past five years. Scientist are fervently trying to find ways to counter act the effects that the rising waters are causing, which includes island and beach erosion. Evidence of the public’s ignorance of the inevitable impact of Sea Level Rising is shown in the millions of people that are flocking to the coast. Rising sea levels, winds, and currents are constantly eroding beaches, and in fact whole islands are disappearing.

First, air pollution causes a great deal of health problems. Wanting clean air is a good reason because air that is polluted can damage human health. Indeed, the air pollution causes numerous diseases and increase health problems like the asthma or breathing problems; thus this is a real concern! Some persons cannot live in a big city because of the high rate of air pollution in it. However, our health is not the only to be threatened, our environment is threatened too. Indeed, the air pollution causes some disorders on the environment. Bahamians have another source of pollution; Cruise ships in the Bahamas produce enormous quantities of unwanted gases and fumes. This makes it a major contributor of pollution in the islands. For instance, a cruise ship that calls upon the Bahamas spent one day in Nassau harbour or a few days at other developed islands. “Most cruise ship uses about 300 tonnes of fuel per day at sea, and significant amounts while in harbour”. {English 119 booklet Paragraph. 7}

The Bahamas is a very low- line country; the highest point being 206 ft above sea level; thus, this make this makes the Bahamas vulnerable to the effect of climate change and higher temperatures and even an increase flooding due to heavier rains; this will result in more malaria, dengue and other tropical diseases. As former Best Commission advisor John Hammerton said recently, Given that most of the Bahamas is a low-line coastal zone subject to storm surge and sea level rise, we should be anticipating the possible impacts of climate change and developing strategies to protect our habitats and landscapes based on the predications.” Climate change could also have a serve effect on natural disasters. 1. "The Bahamas depend solely (ON WHAT?) they are . ."

2. "These emissions can be seen when you start your car on a cold early morning and the muffler smokes . . ." (The essay is written in 3rd person, don’t use "you" which is in 2nd person). Use this, " . . . can be seen when a car is started on a cold morning. The muffler will emit visible vapor."

3. Also, the more cars RUN IN IDLE for a long period of time . . ."

4. Start a new paragraph after "Providence and Grand Bahama" in the second paragraph.

5. Change "low-line" to "low-lying" (two times).

6. Scientist are fervently… should be "Scientists"

7. Don’t use capitals on "of Sea Level Rising is shown"

8. Add "thing" in "not the only THING to be threatened"

9. Last paragraph – it’s "dengue fever".. not just "dengue".

To end it, I’d suggest:

"The effects of global warming are becoming more evident as time passes. As humans, we really only notice rapid changes easily, so the gradual effects of warming and pollution do not get much attention. We can reverse this, however, if we all realize the danger from this situation and take responsibility to do our part to help our world."

I am on Long Island as well. We have oil heat. My sister-in-law had oil heat and switched to gas because they kept telling her how much better and cheaper it was. Well, she always pays more for the gas! Sometimes her gas bill is more that double of what we are paying for oil. Also, she only uses the gas for heating. She doesn’t have any appliances that are gas. She wanted to wait to see the difference in the bill before investing in the appliances as well. She now regrets the switch.

I won’t read your paper for you but I will tell you something my 12th grade English teacher told me. First, use spell check. Then read the paper backwards. When you have written something and then read it repeatedly you start to see what you expect to see, not what is truly there so you miss mistakes. Read the paper backwards and you will be less likely to miss mistakes. Oh, and spell check has a feature that looks for grammatical errors as well!

Registering for gifts after living together for years…?

Does anyone else have this problem? How did you solve it?

My fiance and I have been living together for about 4 years now. We’re looking into registering for gifts for our July 2009 wedding. The problem is that we have almost everything we need because we’ve been living together for so long! Everything I have needed for our apartment, I got for Christmas just before we first moved in together. The biggest problem is that my extended family will throw a fit if we do not have an adequate gift registry! I watched it happen with my cousin’s wedding 5 years ago… We’re registering at amazon.com and Target through idofoundation.org, and having a portion of each purchase from our registry go to the charity of our choice. In our case, it’s the Assateague Coastal Trust because we got engaged on Assateague Island. Any tips as to what items I can register for? Any advice?

HELP!!!
Most of the kitchen appliances we have, we have never even opened! We have a wok, a frier, a food processer, and many other things we aren’t even using.

We don’t see the point to getting fine china because we’re not the type of people to actually use it. We don’t drink at all and wine glasses and flutes seem just ridiculous to us. We have our tent and top of the line sleeping bags already (he proposed when we were camping at Assateague State Park).

My biggest issue with upgrading to better quality stuff is that my fiance feels horrible about asking for big ticket items. For example, he broke our digital camera while fishing this past year, so I suggested we register for one and he said we couldn’t because it would cost too much. I don’t know, I feel like I am in such a bind! Maybe I should just register without his input because it would be easier, but then I’d feel bad because we do EVERYTHING together.

I’m having the same issue! A friend told me about a website that is www.ourwishingwell.com and you can register on there and people can give you money towards big things, like a honeymoon, mortgage payments, etc. It’s super cute and I think people will like knowing they are contributing to things you really need and not just things you are going to replace for the heck of it…

buying home on long island (short sale)?

my husband and i r interested in buying a home on long island which is a short sale.
the price of the home is 439.000. we would like to put an offer in but don’t know what is too low. the home is in excellent condition in a great neighborhood.
we’re afraid if someone puts in a higher offer we will lose this opportunity. but then again what if the seller does get any offers then we can get it at a lower price..
what would be a reasonable offer?

Before you put in an offer, you need to have your REA ask the listing agent if the short sale has been approved by the lender and if the listing price has been approved by the lender. Depending on the lender, they will not want to go more than 10% below what is owed on the note, so try to find out what is owed on the seller’s mortgage.

Listing agents can list a short sale 3 ways… 1. The home is priced just right (and is acceptable to the lender). 2. The home is priced way under market to attract potential buyers (but the lender would never approve). 3. The house is priced at full market value so if no offers come in the listing agent can use that to reduce the price in the future and get it accepted by the lender.

Remember, short sales are subject to third party approval…the lender is already walking away with a loss, but they won’t give the property away. They will not even respond if your offer isn’t close to what they want – and the listing price doesn’t always represent the amount the lender is willing to accept.

Doing the above mentioned research with your realtor will help you decide what offer is best. Also, have your lender pull up some comparables. Figure what it will cost you to make the home move in ready (if it isn’t already) then offer what the fair market value is minus repairs. If you offer lower, don’t go more than 10% below comparative value or the lender will not accept the offer. After the lender approves the short sale package, they get an appraisal (BPO) on the property, so they will know what it is worth.

If you really want the house and it’s already listed at a great price, don’t beat yourself up later if you think you couldve saved some money. If it enters your mind.. remember you got a great deal and don’t dwell on it. Best of luck!

US funds terror groups to sow chaos in Iran

Telegraph: America is secretly funding militant ethnic separatist groups in Iran in an attempt to pile pressure on the Islamic regime to give up its nuclear programme. In a move that reflects Washington’s growing concern with the failure of diplomatic initiatives, CIA officials are understood to be helping opposition militias among the numerous ethnic minority groups clustered in Iran’s border regions.
The operations are controversial because they involve dealing with movements that resort to terrorist methods in pursuit of their grievances against the Iranian regime.
In the past year there has been a wave of unrest in ethnic minority border areas of Iran, with bombing and assassination campaigns against soldiers and government officials.
Such incidents have been carried out by the Kurds in the west, the Azeris in the north-west, the Ahwazi Arabs in the south-west, and the Baluchis in the south-east. Non-Persians make up nearly 40 per cent of Iran’s 69 million population, with around 16 million Azeris, seven million Kurds, five million Ahwazis and one million Baluchis. Most Baluchis live over the border in Pakistan.
Funding for their separatist causes comes directly from the CIA’s classified budget but is now "no great secret", according to one former high-ranking CIA official in Washington who spoke anonymously to The Sunday Telegraph.
His claims were backed by Fred Burton, a former US state department counter-terrorism agent, who said: "The latest attacks inside Iran fall in line with US efforts to supply and train Iran’s ethnic minorities to destabilise the Iranian regime."
Although Washington officially denies involvement in such activity, Teheran has long claimed to detect the hand of both America and Britain in attacks by guerrilla groups on its internal security forces. Last Monday, Iran publicly hanged a man, Nasrollah Shanbe Zehi, for his involvement in a bomb attack that killed 11 Revolutionary Guards in the city of Zahedan in Sistan-Baluchistan. An unnamed local official told the semi-official Fars news agency that weapons used in the attack were British and US-made.
Yesterday, Iranian forces also claimed to have killed 17 rebels described as "mercenary elements" in clashes near the Turkish border, which is a stronghold of the Pejak, a Kurdish militant party linked to Turkey’s outlawed PKK Kurdistan Workers’ Party.
John Pike, the head of the influential Global Security think tank in Washington, said: "The activities of the ethnic groups have hotted up over the last two years and it would be a scandal if that was not at least in part the result of CIA activity."
Such a policy is fraught with risk, however. Many of the groups share little common cause with Washington other than their opposition to President Mahmoud Ahmadinejad, whose regime they accuse of stepping up repression of minority rights and culture.
The Baluchistan-based Brigade of God group, which last year kidnapped and killed eight Iranian soldiers, is a volatile Sunni organisation that many fear could easily turn against Washington after taking its money.
A row has also broken out in Washington over whether to "unleash" the military wing of the Mujahedeen-e Khalq (MEK), an Iraq-based Iranian opposition group with a long and bloody history of armed opposition to the Iranian regime.
The group is currently listed by the US state department as terrorist organisation, but Mr Pike said: "A faction in the Defence Department wants to unleash them. They could never overthrow the current Iranian regime but they might cause a lot of damage."
At present, none of the opposition groups are much more than irritants to Teheran, but US analysts believe that they could become emboldened if the regime was attacked by America or Israel. Such a prospect began to look more likely last week, as the UN Security Council deadline passed for Iran to stop its uranium enrichment programme, and a second American aircraft carrier joined the build up of US naval power off Iran’s southern coastal waters.
The US has also moved six heavy bombers from a British base on the Pacific island of Diego Garcia to the Al Udeid Air Base in Qatar, which could allow them to carry out strikes on Iran without seeking permission from Downing Street.
While Tony Blair reiterated last week that Britain still wanted a diplomatic solution to the crisis, US Vice-President Dick Cheney yesterday insisted that military force was a real possibility.
"It would be a serious mistake if a nation like Iran were to become a nuclear power," Mr Cheney warned during a visit to Australia. "All options are still on the table."
The five permanent members of the UN Security Council plus Germany will meet in London tomorrow to discuss further punitive measures against Iran. Sanctions barring the transfer of nuclear technology and know-how were imposed in December. Additional penalties might include a travel ban on senior Iranian officials and restrictions on non-nuclear business.
