It's probably going to be even cheaper still a year from now, but I think LI is still way over-priced. We haven't even touched on property taxes yet... WOW! If you are looking for a really good value on waterfront, or near waterfront property that you can afford to keep after you retire and you don't want to be in the middle of nowhere; Check out South Jersey - Delaware - Maryland.
