I’m looking to buy a home in Long Island and want to target an area that will appreciate. I understand that the entire market is down, but regardless, what towns are currently up and coming? Where is my best bet to get property cheap.
Most of LI is very nice. Anything on the North or South shore is a good bet…but very expensive.
Towns to avoid: Roosevelt, Hempstead, Wyndanch, Bayshore, North Freeport, Lakeview & Elmont.

First of all check out http://www.mlsli.com. This is the best LI real estate site around.
I do not think that any one town in LI is really up and coming but there are a few safe choices. I am basing these on their strong school districts where you may find a deal.
Nassau:
Bethpage
Seaford
Wantagh
Bellmore
Suffolk:
Lindenhurst
West Islip
East Islip
Babylon
Selden
