I would talk with a mortgage broker in your area. They can give you different programs that are out there, and one's that you would be eligable for.

Long island is one of the most expensive area in the country. I don't know what you guys do for a living but if you are getting by in that area a all congrates. Perhaps if the housing market is out of range you could try a near by area. Or have you thought about moving your family to a less expensive area? Sorry couldnt help more

Some parts of LI are very pricey. That's all. Maybe you need to choose an area that is less in demand and more within your price range? LI isn't that nice anyway. It's too close to the ocean. It smells funky and makes your hair all kinky anyway, doesn't it? And who wants to live with all those LI yentas?

I’m a first time homebuyer, and I just got approved through Fannie Mae with no downpayment, and my credit is not so great either.
